Placemaking at its best – an update from Glasgow Harbour

Our Strategic Waters team are committed to securing planning, joint venture partnerships and transform brownfield sites into inspiring places to live, work and play.

This year alone, a staggering 3,400 new homes have been either completed or are under construction across a prized collection of sites, including MediaCityUK, Liverpool Waters, Chatham Waters, Manchester Waters and Glasgow Waters with 30,000 in the pipeline over the next 20 years.

Here, Brian Lavalette, Property Director for Scotland, gives the lowdown on what’s been happening north of the border.

The delivery of student accommodation has been strong over the past five years but significant interest in our residential sites is now coming to the fore.

In Beith Street, the three phases of student accommodation are complete giving 1,500 beds including a 17,000 sq ft Lidl store that has been trading way beyond expectations. The final phase of the development is now under offer for a mix of private rented sector (PRS) accommodation and private residential.

The site of the former Scotway House was sold for a development of 407 student beds, plus a cafe bar and restaurant and is on track to open in August 2019. This forms part of the gateway to the proposed lifestyle outlets site. These food and beverage units will be under the control of Peel Lifestyle Outlets.

In addition, the site fronting the River Clyde is the subject of a planning application notice for approximately 492 PRS units.

Glasgow Waters to the east of the Outlet site provides an exciting opportunity for residential and PRS development. This is currently in pre-planning and there is significant developer interest.

Plans have been brought forward for two drive-through restaurants at Sawmill junction to the west of the Outlet and planning consent has just been granted. Both units are under offer to major food and beverage operators.

Opportunity exists for two hotels within the overall development area. One requires a significant land creation exercise and this is currently under engineering review to provide the best solution.

An outline agreement with a hotel developer is in place subject to planning.

All this activity creates a very exciting destination with a fantastic residential offering alongside retail, leisure and culture, including the Riverside Museum and Tall Ship and the new Whisky museum and distillery located in the former Pump House.

This will all be reinforced by the proposed new pedestrian bridges over the Clyde and the Kelvin, which will improve east to west riverfront links and provide a north to south link bringing Govan, Ibrox and the new hospital closer to Glasgow Waters.

At the west end of the site, Peel L&P purchased 11 acres back from Tesco, reinforcing its commitment to Glasgow and creating further residential and neighbourhood retail opportunities.
